I live in a in the UK in a Victorian house with very high ceilings and very large sash windows.
This means a lot of the heat goes up to the top of the room and takes some while to reach further down (ie. where my seeds germinate) add to that drafty sash windows, which can result in unsatisfactory temperature fluctuations.
Further to that my old boiler bit the dust a few years back, It used to provide a great place to germinate on the counter top above it, just the right amount of ambient heat to germinate (it was like that area was designed for germination).
The new combi (on demand) boiler is half way up the wall and doesn't provide the same germination heat I need.
Germination became very erratic and I needed to find a solution to provide a more stable germination heat source.
I decided to use a heated propagator but oh what folly, it got too hot for my rootit! sponges/ jiffy 7's, the final bit of the solution was to by a thermostatic contoller with a heat probe.
I bought the Rootit! thermostatic control for my heated propagator and set i to 24C & everything was golden, no more worries about heat fluctuations & perfect germination.
In conclusion do just like Nam says, just make sure you never leave your seeds too long in water (over 24 hours) as you can drown then and they will go mushy inside & try to keep the heat stable in the 23C-26C range.
