Good point. And you are right, in most situations that is exactly what would happen. But, where I am located, on the side of a hill, good slope, I'm running the line up the hill, buried in a trench, covered in gravel. The gravel will keep dirt out. As far as water getting in, no problem. Just put a drain at the low end of the run, at the entrance to the house. All water will drain downhill, into the drain. The perforations are needed, in my thoughts, to help 'scrub" the odors. The air coming out should smell of earth, not cannabis. JMHO

If you use a sealed pipe (non-perforated) and feed it out into a gravel bed below the worm bed, the gravel and worm bed will remove all of the odour.
 
I love the idea. I also have a short story to tell that may prevent the idea...

Someone locally was arrested for a barn with over 300 plants in it. Had multiple pounds in his house vacuum sealed as well.

Basically in a nut shell...The guy with the barn had issues with his neighbour and the neighbour kept calling the cops on him for his dogs barking...and he also told the cops that it smelled weird outside in which the cops told him that the house has a barn/farm and that of course there will be weird smells. eventually after the neighboor kept calling and complaining about a bunch of things the cops came to the neighbours house. As they got out of the vehicle they immediately smelled weed.

So they start surveillance and took them maybe 2-3 months to bust this guy. They flew choppers over their house and barn to see the head signatures coming from the barn. Couldn't see any from the top view. The roof was metal and what the guy did was seta sprinkler system on top of the roof to continuously pour water ovover the metal to cool it down.

Now at first I thought what a genius....so then I find out that the walls on the barn were blazing hot in the sensors they had. They also found a tunnel that he dug in the ground from the middle of the barn, to outside of the barn about 25 feet away. He put a fan in the middle and blew all of the air out through that hole. Theres a lot more to the story but basically he's facing felony charges and he was smart but was doing a lot of drugs and scrwwed himself over.

The moral of the story...I really like the tunnel idea and obviously you're not goinf to have 8k watts in the area you have so the heat is doable. Its just something to think about when doimg these things. Is that heat tunnel obvious on a heat scanner? If so, not worth it and id rather funnel the heat into my house.
