I understand what you mean, but with legality in the UK I was trying to start on a smaller scale to keep a little under the radar for the beginning.Perhaps a problem is that what you propose is not the usual scale. It's more than, not in the same class of an individual residence having a few bed-breakfast/overnight rentals, and it's too small scale to be a real business. Particularly if you want to get money from companies, banks, affluent investors, etc., it needs to be larger scale, making it more readily able to be evaluated.
It could become a "money pit," with more expenses and problems than you project. For ex., will you be able to get property and business insurance? What about licenses/permits, insurance, taxes, pilferage, publicity, water supply and sewage, security, electricity, other utilities, publicity/marketing, cost of providing high-speed WiFi for guests, inevitable damage done by guests, and other costs that add up to a lot? By US standards, your budget/scale is way too small to start a business, much less such a land and building-intensive business.
Why not go BIG, using other people's money? Perhaps look for cabin (or equivalent) or country house vacation rental facilities, rural motels, campgrounds, etc. for sale. These would have baseline finances (costs would be known, established) such that you and 3rd party investors could better understand the business model tweaks you propose.
I once considered vacationing in the outright cannabis-promoting (and supplying) B&Bs/motels in Colorado, but the costs/night were ridiculous. Perhaps, check out these places, how they get started, how they operate, profitability, what's similar and different vs. what you propose, etc.
Some members only and some open to the public. (All the nudist swingers etc) but when it comes to cannabis clubs there is some but no “b&bs” to my knowledge. There could be places that allow people to smoke but probably by word of mouthMaybe a business model based on being a private club (choosy about membership; on private fenced land); or selling timeshares?
How do other subcultures in the UK deal with their need for B&B-type businesses, such as are there nudist 'colonies' or resorts, sex/swingers clubs, gay/lesbian resorts, etc. in the UK?
Have a google and it will blow your mind about the UK and cannabis. We are the biggest if not 1 of…. Cannabis exporters in the world.Are there any rural areas in UK with a high concentration of residents involved in growing pot (for the non-legal market), along the lines of Humboldt County and other parts of N. California before legalization there? Any areas where among all the large illegal grows and related commerce a cannabis-friendly B&B would be the last thing anyone would be concerned about? A place where it would be just another stoner/hippie-oriented local business? Any area(s) colonized for decades or otherwise largely taken over by hippies?
Is medical use legal in UK or parts of it? If so, call the place a mental retreat/rehabilitation/rest center, and have a physician on staff who will give all adult visitors a medical card.
